Each person 18 years of age who will be living in the unit must submit his/her own application. Please be sure to provide all the necessary information. Applications with incomplete fields (Ex: Social Security number, landlord name and phone number, etc.) will not be processed. Lerch Properties requires a standard 12-month lease on all rentals. The security deposit is the same as one month’s rent.
Cosigners/Guarantors: Please list who you are cosigning for on your application.
If you are applying for a unit and are under the age of 21, you will be required to have a cosigner.
Applicants and cosigners must pay a $40 (non-refundable) application fee. THE FEE MUST BE SUBMITTED TO OUR OFFICE ALONG WITH A COPY OF YOUR ID AND INCOME DOCUMENTS BEFORE APPLICATIONS ARE PROCESSED! Payment must be cash, money order, or cashier’s check only! Please bring your payment to our office located at 2918 N. Center St., Maryville, IL. Office hours are M-F 9am-5pm. Our office is not open to the general public. Any items or payments brought to our office may be placed in the drop box located to the right side of the building at our office.
Proof of income is also required to process an application. Applicants must make 3-4 times the monthly rent amount to qualify. One month’s worth of your most recent paycheck stubs can be submitted by email (info@lerchproperties.net) or by bringing copies to our office in Maryville. If you do not meet the income requirements, you will be asked to provide a cosigner.
Applicants must provide a valid copy of their state issued ID or Drivers License as well as their Social Security number on the application in order to be reviewed for a unit. (Passports will not be accepted.)
Applicants are reviewed on the same criteria, one person or family at a time, on a first application in, first application out process. Application processing time is 24-48 hours once all items and fees are submitted.

What do I need to process my application?

What is Your Pet Policy?
1 Pet – $30 extra per month, plus a $300 refundable pet deposit will be requested.
2 Pets – $50 extra per month, plus a $500 refundable pet deposit will be requested.

When is the Security Deposit Due?
Due at move-in. A double security deposit may be required at the landlord’s discretion.
How Much Will The Security Deposit Be?
Your security deposit will be the same as one months rent. Security deposits are due in full no later than the day before move in. *Note: Some applicants may be asked to pay a double security deposit at our discretion.
When Will I Get My Security Deposit Back?
Your security deposit will be in the mail within 4-6 weeks of your move out date. It is important to provide a forwarding address to help expedite this process.
If I Have Roommates, Who Does The Security Deposit Get Sent To?
If you have a joint lease, security deposits will be divided evenly between each tenant unless a written request is made otherwise. If you want to change this, a request must be submitted by email, and all leaseholders must individually write that they agree to this.
How and Where Do I Make Payments?
Rent payments can be made by cash, personal check, money order, or cashier’s check. You can drop off or mail in your payment to our rental office at 2918 N. Center St., Maryville IL 62062.
ACH debit authorization forms are available if you wish to have your rent directly withdrawn from your account each month.
What Happens If I Cannot Pay Rent In Full By The Due Date?
If you are unable to pay rent on the first of the month, contact our office immediately. We pride ourselves on being understanding to situations and offer a 5-day grace period. A late fee of $25 will be due at the beginning of the 6th business day. Payments made after the 19th of the month will be charged a $50 late fee. You will be served with a five-day legal notice when your rent is late. If rent isn’t paid and we don’t hear from you, we have no choice but to begin the eviction process.
What If I Want My Locks Changed?
We are more than happy to schedule a lock change for you; however, the fee will be $50.
What If I Am Locked Out Of My Apartment?
During normal office hours Monday-Friday, please call emergency maintenance and they will send someone over to let you in. You will need to provide identification. If this happens when our office is closed, you are responsible for calling a locksmith.
Does My Lease Offer Insurance Coverage In The Event Of A Fire, Theft or Natural Disaster?
Your personal property and vehicles aren’t covered/insured under your lease agreement. It is our recommendation that you obtain renters insurance. This averages around $15 per month.
What If I Need To Break My Lease?
If all tenants plan to move out before the lease expires, you will forfeit your security deposit and will be responsible for the monthly rent payments until we re-rent the unit or until your lease expires, whichever comes first. Please contact our property management office for more information.
