    Each person 18 years of age who will be living in the unit must submit his/her own application.  Please be sure to provide all necessary information. Applications with incomplete fields (i.e. landlord name and phone number) will not be processed. Lerch Properties requires a standard 12 month lease on all rentals.

    Cosigners/Guarantors Please list who you are cosigning for on the "referred by" line of your application.

    Applicants and cosigners must pay a $30 (non-refundable) application fee. FEE MUST BE SUBMITTED TO OUR OFFICE ALONG WITH A COPY OF YOUR ID AND INCOME DOCUMENTS BEFORE APPLICATIONS ARE PROCESSED! Payment must be cash, money order or cashier’s check only! Please mail or bring payment to our office located at 2921 N. Center St., Suite 6 Maryville, IL. All payments must be placed in our drop box located in our storefront. If you are mailing your payment, please call our office (618) 288-3108 prior to mailing to check for availability.

    Proof of income is also required to process an application.  One month’s worth of paycheck stubs can be submitted by email (info@lerchproperties.net) or by bringing copies to the office located at 2921 N. Center St., Suite 6 in Maryville, IL.

    Office hours are M-F 9am-5pm.                             

    Applicants are reviewed on the same criteria, one person or family at a time, on a first application in, first application out process.

  • Please Note:

    • $30 (non-refundable) Application Fee and a copy of your ID will be requested per applicant before processing each application.
    • PET POLICY: 1 Pet - $30 Extra Per Month, plus a $300 pet deposit and it is refundable unless otherwise stated. **Please Note: NO PETS ARE ALLOWED AT ANY OF OUR EDWARDSVILLE LOCATIONS.
    • Lease Terms: Standard 12-month lease agreement.
    • Security Deposit: Due at move-in. The double security deposit may be required at the landlord’s discretion.
  • Q: How Much Will The Security Deposit Be?

    A: Your security deposit is determined by the rental property, credit history, and the monthly rent. Security deposits are due on the move-in date. *Note: The security deposit may be doubled at the landlord’s discretion.

    Q: When Will I Get My Security Deposit Back?

    A: Your security deposit will be in the mail within 30 days of the last day on your lease. It is important to provide a forwarding address to help expedite this process.

    Q: If I Have Roommates, Who Does The Security Deposit Get Sent To?

    A: If you have a joint lease, security deposits will be returned in the form of one check, listing all parties on the lease. If you want to change this, a request must be submitted, and all lease holders must individually write that they agree to this.

  • Q: How and Where Do I Make Payments?

    A: Payments can be made by cash, money order, or cashier’s check. You can drop off or mail in your payment to our rental office at 2921 N. Center St, Suite 6, Maryville IL 62062. You may also pay your bill online with a checking account or a credit card.

    Q: What Happens If I Cannot Pay Rent In Full By The Due Date?

    A: If you are unable to pay rent on the first of the month, contact our office immediately. We pride ourselves on being understanding to situations and offer a 5-day grace period. A late fee of $25 will be due at the beginning of the 6th business day. Payments made after the 19th of the month will be charged a $50 late fee. You will be served with a five-day legal notice when your rent is late. If rent isn’t paid and we don’t hear from you, we have no choice but to begin the eviction process.

  • Q: What If I Want My Locks Changed?

    A: We are more than happy to schedule a lock change for you; however, the fee will be $50.

    Q: What If I Am Locked Out Of My Apartment?

    A: If our office is open, we can provide you with a temporary key. You will need to provide identification. If this happens when our office is closed, you are responsible for calling a locksmith.

  • Q: Does My Lease Offer Insurance Coverage In The Event Of A Fire, Theft or Natural Disaster?

    A: Your personal property and vehicles aren’t covered/insured under your lease agreement. It is our recommendation that you obtain renters insurance. This averages around $15 per month.

    Q: What If I Need To Break My Lease?

    A: All our tenants have the option of buying-out their lease. Please contact our property management office for more information.
